Sustainable business units at Barrack Court handed over
Bailey Partnership working with Brady Construction have delivered a sustainable and high quality hybrid workspace scheme within Plymouth International Medical & Technology Park. Comprising a mixture of flexible light industrial and commercial/office spaces creating high quality employment space to support over 100 permanent jobs. The new Forder Valley link road which opened shortly before completion, will direct increased levels of traffic past the site which elevated the need for a high quality design in this prominent location. It enhances the local community by providing new opportunities and solutions for existing and new small and medium-sized enterprises and if appropriate, larger businesses to occupy. The scheme contributes to the development of the North Plymouth masterplan area for business and commerce and assists Plymouth City Council in its ambition to become “A Brilliant Co-operative Council” by providing opportunities and solutions for business.
Bailey Partnership initially worked with Plymouth City Council providing both architectural and building services engineering to develop the proposals and successfully achieved planning permission before securing a tender with Brady Construction to assist in the delivery. Airey & Coles provided structural and civil engineering services, New Leaf Studio provided landscape design and Ward Williams Associates provided quantity surveying.
The project was designed as two separate matching contemporary buildings providing a frontage to the site with access from a courtyard space allowing both parking and servicing. One building offers 4 light industrial units, each complete with double height workshop space and mezzanine deck for flexible use that will be fitted out by tenants to suit their individual needs. The second block has been designed as 6 separate 2 storey office units to be fully fitted out for tenants to move into. Both buildings are designed with flexibility in mind where units can be extended with businesses taking multiple units if they require. This flexibility is a key component to the design principles as it increases the development potential for long term success.
The contemporary design elements fuses together fibre cement rainscreen cladding with large areas of glazing, standing seam roofing and a vibrant feature colour. The materials and design provide a crisp clean finish that is robust, low maintenance and sustainable, combined with a landscape scheme that will enhance the presentation of the site and improve biodiversity. High levels of insulation to improve thermal performance, natural daylighting and ventilation alongside PV panels, air source heat pumps and an ability to connect into a future district heating system enhances the environmental credentials of this development which has been designed to achieve an EPC A rating. This approach meets the Central Government’s requirements for all commercial buildings to be EPC B rated or better by 2030 and supports both Plymouth City Councils and Bailey Partnership’s drive to deliver more sustainable developments in line with our Net Zero ambitions. This is further supported by the introduction of EV charging stations to 50% of all the parking spaces providing an additional commitment to future proofing the development as transport needs evolve.
